What is a Property Loan?

A property loan is a mortgage secured by property as collateral. This includes residential properties and commercial properties, which refers to any income-producing real estate that is used for business purposes; for example, offices, industrial estate, retail, hotels, and apartments.

It is common for commercial borrowers to use second mortgages, equity loans, or refinancing strategies to raise capital for such things as working capital, equipment, inventory, or business expansion.

 

Lenders consider the nature of the collateral (the property being purchased), the creditworthiness of the borrower, and financial ratios when evaluating property loans.

Property loans are applicable to Residential, Industrial, Commercial and JTC properties:

  • New Purchase

  • Refinance

  • Free property valuations

  • Cash-out Equity Loan and Overdraft

  • Debt Consolidation and Restructuring

  • Development Financing

  • In-principle Approval (IPA) before committing to purchase

Basic Requirements
  • Company registered and operating in Singapore

  • Minimum 30% shareholding by Singaporean or Singapore PR

Loan Details

  • Loan Amount: Up to 90% of property value for operating companies

  • Repayment Period: Up to 30 years (or up to 70 years old, whichever earlier)

  • Lock-In Period: 0-3 years
